    Whether you are buying your first home, second home or looking for an investment there is always a sense of excitement and anticipation as you search for that perfect property.  When searching for the right property it comes down to knowing what you need, what your budget can afford and what is available at the time you wish to buy.  Here is a brief guide outlining what you can expect when purchasing your new home.

    After arranging finance, it is important that you research the properties in your chosen area in order to gain a sense of the lifestyle and ensure it suits your needs.  You may also wish to inspect a number of properties to obtain a feel for the price.  Your Ray White agent is always on hand to answer any of your queries and advise you of any additional listings as they arise.

    Once you’ve found the perfect property, your Ray White agent will forward a copy of the sale contract to your solicitor.  At this time it is best to arrange a building and pest inspection to ensure there are no defects that you are unaware of.

    To proceed with the sale you can then make an offer to your Ray White agent or you may be required to purchase the property through auction.  Your agent will guide you through the bidding process prior to auction to ensure you are comfortable with format.

    Once your offer or bid is successful you and the vendor will need to sign the contact.  A deposit is required at this time (usually 10%) in order to finalise the sale.  You may wish to have a final inspection of the property prior to settlement to ensure the property is in the same condition and all the inclusions are as stated in the contract.
